Relocating and buying a property in Spain could become a complex process, due to the difficulty about unifying a property search service provider and a specialized advisor who reduces the risks of the process; and from this need Gamma Legal arises to simplify these two steps and secure a good result:

We offer a personalized service related to the digital nomad residence regime for non-Europeans clients (non-EU citizens), who wish to live and acquire a property in Spain.

How long does the property acquisition process take?
It depends on each circumstance, and the type of property and/or conditions of sale, it may take -usually- an average between 15 days to 90 days.
It should be taken into account that the process involves: (1) a tailored search -sometimes it is a challenge to match affordable prices and all the client´s needs or requirements, therefore time flexibility is recommended- ; (2) proposal of at least two properties; (3) signing of a deposit contract, and (4) negotiating conditions in regards to definitive occupancy and other conditions, which may vary, depending of each case.
How many taxes are paid for the acquisition of real estate?
In the case of new housing, 10% VAT is paid. In the case of second-hand housing, a property transfer tax (ITP) is paid -VAT not apply for second-hand housing-, which in the Valencian Community is 10% (ITP). This amount is not included in the purchase value, so it must be included as part of the additional expenses.
How much do you spend on notarial expenses and other related charges?
Notarial expenses and other related charges before the Public Property Registry do not usually exceed 1%-2% of the property value.
Which other expenses or considerations do you have to take into account?
- The real estate acquisition market is quite variable and sometimes fluctuates in availability and prices, depending on the localization, property age, among other factors, and even on exogenous factors such as over-demand, etc. However, the price does not vary, once the deposit contract is signed between the owner, the client and/or the client representative, in whose process we are present and taking care.
- Sometimes an additional budget would have to be considered for small house renovations -especially for some second-hand properties- in order to personalize and/or modernize some spaces, as desired. Although in some cases, renovation is not needed.
