Relocating & Buying a Property

Relocating and buying a property in Spain could become a complex process, due to the difficulty about unifying a property search service provider and a specialized advisor who reduces the risks of the process; and from this need Gamma Legal arises to simplify these two steps and secure a good result:

  • We carry out a high-level lobbying with various real estate agencies throughout the Valencian Community in order to close affordable and swift property purchase transactions, including “off-market” properties.
  • We make an evaluation of the client’s financial capacity and their personal needs to match them with the local real estate availability (Valencia & Alicante-Costa Blanca).
  • We carry out a pre-audit of the property to avoid hidden legal defects in our transactions.
  • We negotiate price and the best conditions for our clients, including advice on taxation associated matters, pursuing costs saving.
  • We carry out this process both in English and in Spanish, until notary services with a tailored and personalized support.

After our first interview (on line or face-to-face) to know the client´s needs and consequently after our closing in regards to provide our personalized property search service:

  • We sign a little agreement, which constitute our commitment signal for the beginning of the personalized search property service.
  • Then, at least two properties could be shown and offered by us, -for the client’s eligibility- either by video or personally if the prospective buyer is in Spain.
  • After that, a deposit contract will be signed once the client has made his/her final decision about a property acquisition. Before this signature, we previously took all pertinent legal precautions to ensure a good result and rule out any risk.
  • The final step is the signature before Notary, advising the client all the time on derived tax and other legal matters. Previously a NIE (Foreigner Identification Number) must be obtained from a Police station office, in order to sign the contract before Notary, whose process we take care of.

Our fees -including advice and support already related– ranges between 1.5% and 2% -excluding VAT- of the property final price.  *Exact percentage depends on the property characteristics, localization (i.e. whether it is an urban, beach or rural property), and/or complexity or diverse variables of the process.

Important Considerations

    • The real estate agency (which is an independent party not related to us) could charge a commission of approximately 3% of the property final price. However, due to our agreements with an extensive network of real estate agencies throughout the Valencian Community, we could agree to a reduction or negotiate an affordable real estate agent commission for our clients, when this commission applies.
  • Notary services, taxes and other expenses related to registration rates under Public Property Office are not included (See FAQ)
